In the US, the FTC's Rule on Unfair or Deceptive Fees, effective 12 May 2025, requires hotels, vacation rentals and other short-term lodging that advertise a price to show the total price, including mandatory fees, more prominently than any other pricing information. In the UK, the Digital Markets, Competition and Consumers Act 2024 bans hiding mandatory fees for practices from 6 April 2025. A post that advertises 'rooms from' a price without the resort fee is a risk.
The FTC's rule banning fake reviews and testimonials took effect on 21 October 2024. Quote real guest reviews, with permission, and do not edit them.
Do not show guests who are recognisable unless they have agreed. In the EU and UK, GDPR treats a recognisable face as personal data.
In the US, the ADA regulations for places of lodging (28 CFR 36.302(e)) require a hotel's reservation service to identify and describe accessible features in enough detail for a guest with a disability to judge whether a room meets their needs. Describe a room's accessibility only if it is accurate.
Use a star rating or award only if you hold it from the body that gives it.
Some cities and regions require a registration or permit number on short-term rental listings. Check the rules for your location.
